To help clarify this, MahaRERA defines what counts and what doesn’t. Internal walls—those that divide your rooms—are part of the carpet area. But external walls, structural columns, and utility spaces outside your living area are not. These distinctions are important for both buyers and builders, so everyone knows what’s being offered and what’s being charged.

Earlier, the absence of standardization led to confusion and inconsistency in real estate transactions. Builders used different methods to calculate carpet area, which often left buyers confused or misled. But with this circular, MahaRERA ensured one clear rule for all. Backed by Section 37 of the RERA Act and Rule 38 of MahaRERA, this directive became applicable from May 1, 2017, making fair practices mandatory across the industry.

What’s more helpful is that the circular includes illustrations and charts that clearly show what areas are included in carpet area measurements.
