This important directive puts an end to the practice of <strong data-start=\"437\" data-end=\"473\">double or multiple registrations<\/strong> of real estate projects on the same parcel of land. It introduces a mandatory <strong data-start=\"552\" data-end=\"583\">Declaration-cum-Undertaking<\/strong> to be submitted by promoters along with every application for project registration.<\/p>\n<p data-start=\"669\" data-end=\"1045\">As per the order, all promoters must now officially declare that the land for which they are seeking MahaRERA registration is not already under a <strong data-start=\"815\" data-end=\"851\">pending or approved registration<\/strong>, even partially. This requirement ensures that each real estate project is registered <strong data-start=\"938\" data-end=\"951\">only once<\/strong>, eliminating scope for duplication or misuse through multiple project names on the same land.<\/p>\n<p><iframe loading=\"lazy\" title=\"New MahaRERA Rule | Only Certified Agents Allowed in Real Estate Projects #werunsocieties #rera\" width=\"640\" height=\"360\" src=\"https:\/\/www.youtube.com\/embed\/E1clLaf_p6A?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/p>\n<p data-start=\"1047\" data-end=\"1507\">This regulatory step is firmly rooted in the legal provisions of the <strong data-start=\"1116\" data-end=\"1170\">Real Estate (Regulation and Development) Act, 2016<\/strong>. Sections 25, 37, and 4(2)(m) of the Act empower MahaRERA to issue such directions and seek additional documentation. First, in case of <strong data-start=\"1603\" data-end=\"1635\">standalone building projects<\/strong>, the promoter must declare that no part of the land is under any existing or pending registration. Second, in <strong data-start=\"1746\" data-end=\"1777\">layout development projects<\/strong> involving multiple buildings, the promoter must ensure that <strong data-start=\"1838\" data-end=\"1860\">approved amenities<\/strong> like parks, clubhouses, or parking areas are not altered or duplicated in the new registration. They must also ensure no overlapping project exists on the same land.<\/p>\n<p data-start=\"2028\" data-end=\"2356\">Importantly, the order includes <strong data-start=\"2060\" data-end=\"2080\">strict penalties<\/strong> for promoters making <strong data-start=\"2102\" data-end=\"2138\">false or misleading declarations<\/strong>. These include rejection or cancellation of project registration, along with additional penalties as per the Act. This ensures that only those who comply fully with MahaRERA\u2019s norms will receive registration approval.<\/p>\n<p><iframe loading=\"lazy\" title=\"Who will pay the RERA agent&#039;s commission?
