Today, we will explain everything you need to know about <strong data-start=\"501\" data-end=\"546\">parking rights under MahaRERA regulations<\/strong>. This includes rules for <em data-start=\"572\" data-end=\"581\">garages<\/em>, <em data-start=\"583\" data-end=\"607\">covered parking spaces<\/em>, and <em data-start=\"613\" data-end=\"633\">open parking areas<\/em>, based on <strong data-start=\"644\" data-end=\"679\">MahaRERA\u2019s Circular No. 36\/2021<\/strong> and <strong data-start=\"684\" data-end=\"705\">Order No. 54\/2024<\/strong>.<\/p>\n<p data-start=\"708\" data-end=\"1219\">In a real estate project, there are three commonly used types of parking arrangements. First, a <em data-start=\"804\" data-end=\"812\">Garage<\/em> \u2013 an <em data-start=\"818\" data-end=\"838\">enclosed structure<\/em> meant for parking, usually with walls and a shutter or door. Second, a <em data-start=\"910\" data-end=\"933\">Covered Parking Space<\/em> \u2013 includes parking provided in <em data-start=\"965\" data-end=\"994\">basements, stilts, podiums,<\/em> or <em data-start=\"998\" data-end=\"1018\">mechanized systems<\/em>. Third, an <em data-start=\"1030\" data-end=\"1049\">Open Parking Area<\/em> \u2013 simply a marked parking spot in an <em data-start=\"1087\" data-end=\"1119\">open area without any covering<\/em>. This means the <strong data-start=\"1346\" data-end=\"1414\">builder <em data-start=\"1356\" data-end=\"1377\">cannot charge money<\/em> for allotting an open parking spot<\/strong>. <em data-start=\"1416\" data-end=\"1445\">Open parking is free of FSI<\/em> and is meant for <em data-start=\"1463\" data-end=\"1492\">common use by all allottees<\/em>. Any attempt by the builder to <strong data-start=\"1524\" data-end=\"1601\">sell open parking separately is a violation of RERA law and is punishable<\/strong>. <strong data-start=\"1603\" data-end=\"1711\">If you are being asked to pay for open parking, <em data-start=\"1653\" data-end=\"1683\">you have the right to say no<\/em> and report it to MahaRERA<\/strong>.<\/p>\n<p data-start=\"1714\" data-end=\"1885\">As per <strong data-start=\"1721\" data-end=\"1742\">Order No. 54\/2024<\/strong>, it is now <em data-start=\"1754\" data-end=\"1766\">compulsory<\/em> for the builder to clearly mention the following details in the <strong data-start=\"1831\" data-end=\"1851\">Allotment Letter<\/strong> and the <strong data-start=\"1860\" data-end=\"1882\">Agreement for Sale<\/strong>:<\/p>\n<ul data-start=\"1886\" data-end=\"2133\">\n<li data-start=\"1886\" data-end=\"1948\">\n<p data-start=\"1888\" data-end=\"1948\"><strong data-start=\"1888\" data-end=\"1911\">The type of parking<\/strong> \u2013 whether garage, covered, or open<\/p>\n<\/li>\n<li data-start=\"1949\" data-end=\"1991\">\n<p data-start=\"1951\" data-end=\"1991\"><strong data-start=\"1951\" data-end=\"1973\">The parking number<\/strong> allotted to you<\/p>\n<\/li>\n<li data-start=\"1992\" data-end=\"2049\">\n<p data-start=\"1994\" data-end=\"2049\"><strong data-start=\"1994\" data-end=\"2027\">The exact size and dimensions<\/strong> of the parking slot<\/p>\n<\/li>\n<li data-start=\"2050\" data-end=\"2133\">\n<p data-start=\"2052\" data-end=\"2133\"><strong data-start=\"2052\" data-end=\"2083\">The location of the parking<\/strong> \u2013 such as basement, podium, stilt, or open area<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2135\" data-end=\"2337\">These details must also be <em data-start=\"2162\" data-end=\"2201\">matched with the approved layout plan<\/em>, and a copy must be annexed to the agreement.
