Understanding the Quality Assurance Certificate under MahaRERA

In Maharashtra’s real estate sector, one key regulation stands out for protecting homebuyers and ensuring project integrity — the Quality Assurance Certificate mandated by MahaRERA. Since December 2018, all new projects registered under MahaRERA must include this certificate. But what is it, and why should both builders and buyers care?

The Quality Assurance Certificate is a technical report submitted every quarter by the site engineer or supervisor. It confirms that all construction materials — from cement and steel to bricks and tiles — meet national quality standards, and that the work is carried out under qualified supervision. This isn’t just a paperwork formality — it’s a rule that protects the structural strength and long-term durability of every home under construction.

Before this rule came into effect, builders only reported their project progress and financials. However, these updates gave no insight into construction quality. MahaRERA introduced this rule to fill that gap. Now, every builder must not only account for money spent but also prove that materials used are lab-tested and construction work follows safety norms. This makes the building process more accountable and transparent.

The engineer certifies a wide range of factors — strength of cement, flexibility and durability of steel, moisture resistance in bricks, and the compressive strength of concrete. Even fittings, tiles, plumbing pipes, electrical systems, and lifts are inspected. The site must also follow proper safety and quality procedures, verified by licensed professionals. Importantly, a qualified structural engineer checks whether the design and foundation are sound.

This certificate must be uploaded every financial quarter on the MahaRERA website — building-wise and phase-wise. For buyers, this offers a great advantage: you can check whether the construction is happening with the right materials and professional standards before booking your flat. This reduces risks of future issues like cracks, water leaks, or poor workmanship.

The rule also benefits builders. Those who consistently follow it build reputation and trust, as buyers today are more informed. Projects with regular quality certifications are more likely to receive timely approvals and funding, and face fewer disputes down the line.

Buyers — Here’s What You Should Do:

  • Ask your builder directly: “Are the Quality Assurance Certificates being uploaded every quarter?”

  • Visit the MahaRERA portal and search using the project’s registration number to verify.

  • Don’t just visit a sample flat — check the documents!

In conclusion, the Quality Assurance Certificate is not just a regulatory requirement — it’s a shield of trust. It ensures your dream home is not just attractive but also safe, strong, and built to last.
